I am looking for complete 20 page albums, based on 2 page layout design. 12 x 12 format.

I don't know what software you use but if you have My Memories Suite I have a bunch of 20 page 12x12 albums with double page format. I also sell sets of 4-6 pages.

I love using the software because all the albums and templates are fully editable. You can add or delete anything you want. You can also change the size of photo boxes. I have this, Twelve x 12 Album, featuring enough 24x12 .psd double pages for a year's worth of layouts, 12 photos for 12 months. The files also come in separate 12x12 .psd sizes.
